There’s a couple of quick tests you can do to determine where a bathroom shower and bath leak is coming from.

We all know that bathroom leaks can be an absolute pain, because they are normally concealed behind wall tiles, below the shower pan or under the bath tubs.

The upside to bathroom leaks, is that in many cases your insurance will cover costs to fix and repair a bathroom plumbing leak (check the fine print).

So what are you seeing or hearing in your bathroom?

Is the skirting board at the bottom of your walls behind the shower swelling? Can you hear the dreaded “drip drip” behind the wall? Shower grout changing colour… or has your foot gone through the saturated partical board floor?

Two quick tests:

Do you suspect it’s the shower that’s leaking? Simply plug the drain hole and flood the shower pan with water. If the water receeds, then you know it’s escaping through the grout (in tiled showers). Let the water receed completely, because it might stop half way which could mean it’s leaking out the skirting tile grout.

If the shower pan stays full, you then need to eliminate if it’s leaking around the waste drain. Once you are satisfied it’s not the grout, let the water drain out… and if the leak appears, you know the drain isn’t sealed. Bingo!

Still no leak from the grout or drain? Then there’s only really one option left… the shower faucets or plumbing connections behind the wall are leaking.

So, how do you find and fix a swimming pool leak?

First, you should do a basic leak test:

It’s obviously simple to see that your pool is leaking, but finding out where it’s coming from is a completely different story!

Step 1: Determine what type of leak it actually is. In a nutshell, there a 3 key leaking points that cause water to ‘vanish’ out of your swimming pool – they are, evaporation, shell leaks, or somewhere in the plumbing system. Also, if you’ve got lots of people jumping around in your pool over a 2-3 day period, then don’t be suprised if you loose an inch or so of water due to splashing water over the sides (That’s called a money leak).

Evaporation Leaks: This is very common, but the good news is there’s a simple DIY test to see if this is indeed the reason you’re losing water. It’s simple… fill a large bucket with water out of your pool. Then place that bucket on the shallowest step of pool. Remove excess water out the bucket until you the level of the water in the pool and the bucket are the same. Please allow 3 days of sunshine without using the pool.

Next: Check back on day 3 in the afternoon. What will determine if evaporation is the problem, is if the level of the pool water is the same as the level of water in the bucket. If the pool water level is lower than in the bucket, then it’s safe to say you have a swimming pool leak to fix… the repairs must be done correctly!

If you determine it’s a leak, then it’s time to start investigating further. The logical starting point is the above ground areas, like the pool pump. Check there is no water accumulating under the pump, or dripping off the plumbing around the water pipes join. Then walk the plumbing line and inspect the tile grout for discolouration (if you pool area is tiled between pump and pool), or for any damp spots on the grass.

If you can’t identify signs of a leak using the above approach, then the leak is most likely to be penetrating through the pool shell (or possibly around the skimmer box). This is simple to repair if it’s an above ground pool… simply fix the leak using a recommended patch, but if it’s a below ground pool leak, then leave it too the experts.

Roof and Ceiling Leak Repairs   October 17th, 2009

There are a few basic reasons why roofs leak.

No matter how well built your home is, the roof will leak at some point in its life. Your roof was most likely designed with the best intentions by the builder, but one or two shortcuts taken, coupled with lack a of roof maintenance, can become a real headache for you… sometimes long term! If a roof fails early on in its life, common sense win point towards ‘shonky’ building practices… or a complete design failure.

What can you do if a roof leak does occur? Firstly, a leak in a pitched roof is usually nothing to worry about, because there are only so many places it could be coming it. A flat roof leak is alittle more scary to deal with due to the lack of access in the ceiling space.

Step 1 with any leak is find the leak source. Depending on the source of the leak will depend on the next step that needs to be taken. E.G. If the leak is coming through a chimney, then you would need to find a roofer who is experienced in fixing and repairing these types of chimney leaks… as is could be flashing detail, through the top etc etc.

If you don’t know how to fix a roof leak yourself, then another thing to consider is getting into the ceiling space asap and removing any insulation that could be getting wet… or anything else up there that could get water damaged.

Please make sure that you don’t scale the roof if you don’t know what you’re doing… it’s a high risk exercise for multiple reasons, such as; the roof will be wet at the time of leak, there may be moss and grime build up on the roof that could be slippery, you may damage the roof if you step in the wrong spot… and, if you slip and fall it could get real serious. Hire a professional roof repair company for your own safety!

Roof leaks that cause damage are usually covered by insurance, so the more proof you can get during the course of the leak, the better. If your home has a master builders guarantee, then check the fine print on your contract as the builder may be obligated to repair the issue.

Not all roof leaks are caused by cracked roof tiles, flashing failures, rusted iron etc, it can be something as simple as a blocked gutter or downpipe. There have been plenty of cases where a the soffit on a house has a negative pitch (or no soffit – with internal gutters), and the water has tracked across the ceiling and dripping out through a light or low point.

Not all ceiling leaks are caused by a roof problem… it could be due to a plumbing leak. How to you find a leak in your plumbing system?

At the end of the day, if you keep your roof maintained on a regular basis, then you should suffer any leaking problems unless extreme weather conditions have occured.
